If you get allergic smelling hay, Boot Ranch might just be the ranch for you. While it’s not exactly roughing it—unless you choose to traverse the 18-hole Hal Sutton-designed golf course on foot rather than checking out a golf cart—to be sure, the 2,051-acre Hill Country community is loaded with rustic beauty.

From Dallas, the drive clocks in at four hours, or for private fliers it’s a 45-minute jaunt to nearby Gillespie County Airport. Just five miles north of downtown Fredericksburg, Boot Ranch residents can take advantage of the town’s German cuisine, art galleries, and shops, as well as the bountiful nearby wineries and tasting rooms.

Equal parts country club and countryside, residents can test their aim on a year-round skeet range, or perfect their swing on the 34-acre golf practice park before hitting the links—named one of the top-10 courses in Texas by Golf Digest. (Hole 10 is a stunner, complete with 40-foot waterfalls, while the challenging eighth hole might have you dropping money in the swear jar.)

The Clubhouse Village is comprised of a pro shop, men’s and women’s locker rooms, a spa, a fitness center, member guest rooms, and a restaurant with killer views.

The resident chef is none other than Aaron J. Staudenmaier, formerly of Abacus and The Mansion on Turtle Creek. Staudenmaier turns out a farm-to-table fine-dining experience without the white-tablecloth pretense.

Boot Ranch was plotted to house 450 residents and offers four real estate options, from sprawling Custom Homesteads priced up to $2.5 million to $350,000 Sunday Houses with a shared-ownership structure and concierge service. They’ll even stock the fridge prior to your arrival. This configuration features a central gathering house with a living room, a full kitchen, a bathroom, and two separate sleeping cabins.

A club membership is included in the purchase of a lot. And better still, the membership structure is multigenerational, so kids and grandkids can enjoy the Ranch Club sports  campus and the property’s three pools too. 77 Boot Ranch Circle,
